Bowden Brae, Normanhurst

Uniting Bowden Brae is an award-winning independent living village located in the heart of Normanhurst on the upper north shore of Sydney.

The design of Bowden Brae is centred around an inspiring landscape that provides a unique and memorable destination for this new community.

The retention of existing mature eucalypt trees on the site complement the landscape design and provide an immediate and outstanding amenity. This ecological strategy has been complemented by carefully curated gardens, new trees with complemented with ornamental and flowering shrubs.

At the centre of the site, the focal landscaped area is called “The Green” links together the residential built forms. Communal facilities are integrated with full accessibility to the periphery of The Green, creating a focal community hub. A vehicular drop off from Jasmine Avenue provides ease of access to the site, The Green and community activities/services.

Community activities are focused around The Green which is activated with a swimming pool pavilion, play centre, coffee shop, herb and vegetable gardens and community rooms adjacent.

Extensive tree planting across the site contributes to urban tree canopy and urban cooling strategies that link to the extensive natural vegetated features of Normanhurst. Overall the external environment to Bowden Brae contributes, through careful and inspired design, to a sense of delight and engagement across this new community.
